Tenant FAQs
In many cases all Landlords require tenants to be in full time employment. This is because of rent guarantee insurance that Landlords sometimes commit to, however sum Landlords will accept Housing Benefit Tenants. You would need to be earning at least 2 ½ times the annual rent. (example Rent £550.00 x 12 months + £13200 x 2½ x Income £19,800) If required a guarantor maybe requested. The guarantor would need to guarantee for the whole rental period not just the initial 6 months. A guarantor is required to have an income either from employment earning or a pension and own their home. Both you and the guarantor must have a have a good credit history.We will require to see original photographic evidence of identity for all Applicants (i.e. driving licence or passport) as well as proof of address (i.e. a utility bill – but not a mobile phone bill) for each applicant. We must also undertake a Right to Rent check to the extent required by the Immigration Act 2014.
Usually a tenancy agreement is for 6 or 12 months period, you can request longer
After the fixed term has ended and by agreement with the Landlord the lease can then be renewed for a further 6 or 12 months (or longer) or automatically renew on a periodic (monthly) basis.
No, the Tenant Fee Bill came in to force on the 1st June 2019, landlords and letting agencies can no longer charge for Credit checks, Referencing, charges for guarantors, property inventories, requirements for tenants to use specific insurances companies, renewal or exit fees. When applying for a property with Just Right Properties you will be required to pay the first weeks rent with your application, this will form part of your first months rent.
Yes, if you agree to a work man to come out and you do not inform us one hours before that you are unable to be there you may be charged the workman call out fee of no more than £50 plust VAT if applicable.

The tenant fees ban
Most fees charged by landlords and agents are banned from 1 June 2019.
The ban covers most private tenancies, including assured shorthold tenancies, student housing and lodger agreements.
It applies to fees charged to tenants and their guarantors.
You will need to pay the remainder of the first month’s rent plus the agreed deposit (bond). This can be paid by bank transfer (online payment) it must be in cleared funds on the day you sign. We cannot accept credit cards or personal cheques.
We highly recommend you obtain contents insurance to cover your own contents. You do not require buildings insurance as this is taken out by the Landlord. Just Right Properties can recommend (on request) an insurance broker, where you can purchase contents insurance that will also give you cover of the landlord’s belongings.
Your rent needs to be paid via standing order and should be cleared into our account on your rent due date. If your rent is going to be late you should contact Just Right Properties to inform us when the payment will be received into our account. We actively discourage late rental payments as this will jeopardise your tenancy.
The Landlord is responsible for repairs to roofs, boilers, and electrics and such like. You have a tenant’s obligation to change light bulbs, smoke alarm batteries, carbon monoxide detector, keeping drains clear etc., and to report repairs and issues as soon as you are aware of them, you may become responsible for the costs if you do not report any issues as the damage may get worse and cost to the landlord may be more.
Landlords are responsible for pest control and must do any necessary repairs to stop vermin getting in to the property i.e. block any holes internally and externally and instruct a pest control services, if it is to be found that the pest infestation is caused by the tenants not living in a tenant like manor then the cost may become the tenant’s responsibility.
Gardens are the responsibility of the tenant unless otherwise stated in the tenancy agreement. Tenants are responsible for lawns, borders, small shrubbery and paths, to keep them cut, weed and rubbish free. Tall shrubbery, trees are the responsibility of the landlord. If the landlord provides a Gardner, the landlord is responsible for 75% of the costs and the tenant 25%, The Office of Fair Trading says that tenants do not have a long-term benefit from the garden, so you should pay the greater share of the cost, as you get the long-term benefit.
The difference between a managed property is that the agent totally manages everything, and the agent would be your only point of contact. None managed means the agent would do the work up to you entering the property then the landlord would manage his own tenant and property and your landlord would be your sole point of contact.
We require 1 months’ notice in writing/email if you are on a periodic tenancy (month by month), if emailed please follow up with a phone call if your email has not been responded to (verbal notice is not acceptable) you can serve this notice at any time or in accordance with your tenancy agreement. If you have a fixed term tenancy your notice to vacate cannot be accepted until 1 month before the end of Tenancy Agreement.
If you are on a fixed term tenancy the Landlord must give 2 months’ notice to vacate at the end of the current tenancy. If you are on a periodic tenancy, they can give 2 months’ notice to vacate the property and the notice can be given at any time.
When you have returned the keys to Just Right Properties at the end of your tenancy, Just Right Properties will carry out an Inventory check out inspection, if you wish to attend you must make an agreed appointment with Just Right Properties. (Please bear in mind if you do attend the Inventory check out it can be up to one hour or more depending on the size of the property. If the property has been left in a good order i.e. cleaned and rubbish free and there are no issues and you provide proof of final paid up utility bills, Just Right Properties will return your bond to your bank account.
If, however, there is damage/cleaning/removal of rubbish or item left that do not belong to the landlord etc., you will be provided with quotes for the work required. Just Right Properties have no rights to use your bond without your consent, if you and Just Right properties cannot agree on the costs, then you must lodge a Dispute with My Deposits dispute service, My Deposits will request the disputed amount to be sent to them along with Just Right Properties evidence showing why they feel the tenant is responsible and the tenants will be requested to provide their evidence showing why they feel they are not responsible, an independent adjudicator will look at the evidence and make the final decision. Any bond that is not in dispute will be paid into the tenant Bank Account within 14 working days. Once that decision is made My Deposit will return the disputed amount to who they have decided upon. If you are not in a managed property, then you would deal with the Landlord direct.
This is a comprehensive record of the condition of all items and materials at the property both externally and internally and all goods included in the tenancy
You will be required to hand all keys into Just Right Properties, together with a completed end of tenancy check out form. The final check out will then be carried out at the earliest opportunity.
Every property obviously varies, but generally unfurnished would include floorcoverings, oven and hob or cooker. Furnished would include most larger items of furniture, but please contact us for further information as full inventories are provided on all properties
All tenants are responsible for the utility bills i.e. (unless informed otherwise) Gas, Electricity, Water and Council Tax Just Right Properties will take meter reading and these will be photographed and put in to your inventory we will also inform you who the suppliers are. We will do the same when you vacate the property.
